My husband and I decided that Rockville would be a good place to raise a family and we were right. The Montgomery County schools were -- and still are -- excellent. The noted Richard Montgomery High School is nearby, but the entire district is well-regarded nationally. When my children were young, I was active in the PTA and enjoyed meeting other parents. That was one way I became part of the community in New Mark Commons.

Rockville, as a whole, cares a lot about education. The city recently completed a downtown library and arts center. The library is beautiful, with all the amenities you could imagine. The arts center has galleries and offers art education for all ages. Both the library and the arts center are near the town square, where we also enjoy the Memorial Day and Fourth of July festivals.

My husband does freelance work for companies all over the metro area, so we needed a home where he could get to work quickly, no matter where his assignments were located. Rockville provides that. New Mark Commons is close to I-270, but also to the Metro and I-95. The Metro is a short walk from our house, in fact. That’s another thing I like about Rockville -- it’s very walkable. There are plenty of walking paths, downtown is only a stroll away, and if I need to get something, a gallon of milk, a copy of the newspaper, I don’t have to get in my car. Plus, the area is highly wooded, so there’s plenty of shade, even on the hottest summer days.

Our neighborhood of New Mark Commons is very close-knit. We’ve been here so long that we’re beginning to see the children we watched grow up move back. We like making our new (no longer so young) neighbors feel at home again. We recently considered moving -- our children are grown and we don’t need as much space as we used to -- but we decided against it. When it came down to it, we just couldn’t imagine leaving; we like living here too much.

Arora Hills, Clarksburg

My family moved to the Arora Hills subdivision in Clarksburg three years ago. One of the biggest reasons was our children, now in elementary, middle and high school. My wife and I have been extraordinarily pleased with the quality of education that they receive. More than that though, our neighborhood is very child-friendly. Parks are plentiful nearby -- including a large county park that runs along the entire subdivision -- and our community pool is wonderful.

Another benefit of living in Arora Hills is our active Home Owner’s Association. About every three months or so, it sponsors a social event. Those are always a good chance to get to know the neighbors. We’ve made many friends this way. Also, the HOA, in collaboration with our developer, takes very good care of the neighborhood. During last winter’s blizzards, our streets -- even our alleys -- were plowed while DC was still trying to dig out.

There are quite a few commuting options into DC. I carpool most mornings; it only takes about 35 minutes once we pick up all the passengers, though we do leave early. There are buses in the neighborhood that stop at the Metro lines, including an express bus if you’re in a hurry. There’s even a commuter rail into the city. I’ve used all of these methods before and they all work well.

The greater Clarksburg area is full of things to do. There are plenty of shops and restaurants in Germantown, only a short drive away, and Clarksburg is slated to get two new shopping centers of it’s own, soon. The nearby Comus Inn offers gourmet dining and views of Sugarloaf Mountain. About fifteen minutes up the road from us is Monocacy National Battlefield, an historic Civil War site.

We’ve enjoyed living in Clarksburg, Arora Hills, in particular. It’s convenient to so much that living here is easy.  Bill Ruvinsky

Dufief Mill Estates, North Potomac

When we were looking to move in 2003, we were specifically interested in buying a home in the Wootton High School cluster. What we found here in Dufief Mill Estates suited our needs to a tee! The houses have nice yards and the lots are spacious.  It’s a great place for kids to play with two neighborhood tot lots, walk and bike ride.  You can always find your neighbors out and about in this family oriented community. AND we have sidewalks in a mostly flat area! We know that to be an advantage!

When my children were in Travilah Elementary school, I noticed several differences from our prior elementary.  Our new school was small enough that you soon got to know all of the families and there was a great amount of parental involvement, which pleased us.  We find there is a positive type of exposure when the family takes part in the children’s elementary education.  There are a total of 3 elementary schools in close proximity and the middle school is only a bit further off Wootton Parkway.

The closest pool and recreation center to Dufief Mill Estates is in the Westleigh neighborhood up Dufief  Mill Road, which isn’t too far; tennis courts are 2 minutes away; plus we are in close proximity to Quince Orchard Tennis Club, Big Pines Park and many other sporting related activities and facilities nearby.

Commuting has never been a problem.  We are close to I-270, but there are a ton of back roads that are easily accessible such as River Road., Glen Road and Wootton Parkway.

The neighborhood has a very rural feel, but is close enough to all conveniences and major shopping areas, such as Rio.  We still feel like we chose the perfect neighborhood!

The Kentlands in Gaithersburg

Officially empty-nesters, my parents decided to downsize and move to the Kentlands in Maryland this spring. They were looking for a place small enough for two, but roomy enough for family and friends to visit and perhaps for a recent college graduate, like me, to crash. Not only did they find the perfect condo, but the perfect neighborhood.

The Kentlands is a neo-traditional community in Gaithersburg, meaning the whole neighborhood is walk-able or bike-able and contains a variety of housing, shops and restaurants. Our new picket-fenced neighborhood is scenic and surrounded by lakes. The commercial business just a few steps away makes the Gaithersburg’s Kentlands neighborhood the complete package.

We are more of an active family (the kind that parks farther away just to get a few more steps in for the day) and taking a walk to dinner, the movies or Whole Foods, allows us to get those extra steps before the day’s end. Living here is like having a bunch of neighbors who can do everything they need without having to drive there. We have dozens of restaurants with all types of cuisines, two grocery stores, a movie theater, retail stores, salons, even a few doctors and everything in between.

My mom has even started to take advantage of meeting other neighbors through Kentlands businesses. A few months ago she joined the Kentlands Fleet Feet beginner’s running club to stay active and introduce herself to others in our area.

Although I probably will relocate away from Maryland and the Kentlands when I am able to move out of my parents house, I will definitely miss this place. What attracts me the most to a community like the Kentlands is the convenience factor. Aside from all there is to offer within the neighborhood’s perimeter, it is just less than a five minute drive from I-270, Lakeforest Mall is around the corner and it is an intersection between Gaithersburg and North Potomac. The Kentlands is a centrally located community where it’s difficult to get bored.

  • Take a quiet stroll from the house on the walking path to catch up with one another after dinner,
  • My husband can cycle the Great Seneca Highway from Gaithersburg to Germantown, a nice ride after work,
  • My wife can run the 10 K course at Great Seneca Park,
  • Go to Bally’s Fitness Center and keep up with our fitness program by working out together,
  • Enjoy our deck and experience wild animal life on the adjacent NIST property,
  • Smell the grilled steaks on our neighbor’s barbeque, reminding us that it is time to catch up with them on what’s new in their lives and,
  • Dash off on an impromptu ‘date’ right across the street at Kentlands with a nice dinner followed by a romantic movie (aka ‘Chick Flick’).

We love our Quince Orchard Park neighborhood because we have a country ‘quality of life’ within an urban setting that is complementary to our active lifestyle.

Olney Acres and Olney MD

I moved to Olney 12 years ago because even a typical suburb felt too cramped for me.  I wanted the feel of being out near the countryside, which has been a real plus since I’ve started biking.  At the same time, I wanted access to Washington D.C. and its amenities. This area is the best of both worlds, and I’ve loved living in Olney Acres (zip code 20832).

There is a business center clustered along Route 108 and Route 97 (Georgia Avenue) with shops and restaurants.  As you get further away from downtown, it becomes more open and residential – without feeling “sprawl-y.”  Downtown isn’t just about business. The Olney Theatre Complex has been around for years and years, and their productions are quite wonderful.  The Olney Ale House is a local institution, with good reason.  It’s a cozy restaurant, with good food and a wide selection of beers from all over the world.  Another of my favorites is Mannequin Pis, a Belgian restaurant near the city center.

I can go on and on.  The Olney Aquatic Center has an indoor pool, a sauna, and a weight and exercise room.  It offers classes and programs open to the public.  It’s located in Olney Manor Park, which also has outdoor tennis and racquetball courts, a skate park, and a popular dog park.

Proximity to Montgomery County Hospital is another benefit.  From where I live in Olney Acres, it’s only about a five-minute drive, and it’s comforting to know that high quality health care is so close.

None of this happened by accident, by the way.  Our city has a master plan – to me, that’s what “smart growth” is all about.

Gaithersburg MD – Mission Hills Neighborhood

I have lived in the Washington, DC, area since 1993.  Once I got to know the communities, I chose Mission Hills in Gaithersburg in 2004.  A big reason was the high quality of Montgomery County’s schools.  I have a son in elementary school and a daughter in middle school, both of whom are getting excellent educations in one of the top school districts in the country.  They’re safe on the streets, and there are plenty of parks for them to enjoy.  With a number of youth sports leagues, they can play something every season.

I also like being close to DC, with all its benefits.  If I want to take my daughter to the Smithsonian to work on a history report, or my son to watch the Washington Capitals play, it’s not a problem.  There are just more museums—more culture in general—than in other areas, and the sports teams are a definite plus as well.

Most of my family lives in the greater metro area, so we can do things together.  That doesn’t necessarily mean going into DC.  The Rio shopping center in Gaithersburg has movie theaters, shopping and restaurants to suit almost every taste, including my children’s.  During the summer months there’s live music outdoors on the weekends.  People are very friendly here.  Whenever we eat out as a family, we run into someone we know and they always come over and say hello.  Gaithersburg is a very comfortable, very nice place to live.

Insider’s View of Boyds MD

Boyds, known as the ‘Home in the Country’, was once a farm community, but the rural nature has been overtaken by development in the last ten years. The boundaries of Boyds, which is unincorporated, seep into the Germantown and Clarksburg area, but it is served by zip code 20841.

My family moved there in 2003 when the Vistas at Woodcliffe Park neighborhood was near completion. We loved the location – close to the retail centers of Germantown, but also close to Black Hills Park and Little Seneca Lake, shown in this video:

The Vistas neighborhood (legal name -- Kings Crossing) has 852 single family homes and the 55 plus community of Kings Overlook condos. This neighborhood featured the builders Washington Homes, Richmond American, Craftmark, Ryan, Ryland, Mid Atlantic and NV Homes.

Amenities include an outstanding pool and clubhouse (shared with other Woodcliffe neighborhoods), Montgomery County’s Kings Crossing Local Park and other tot lots and bike trails. We had a short walk from our home to the wooded trails going into Little Seneca Stream Park. These trails are the best -- you can see monarch butterflies in the spring and other wildlife all year long.

Nearby new construction includes Woodcliffe Park, (legal name -- Hoyles Mill Village) bounded by Schaeffer and Richter Farm Roads, which was built by Centex, Richmond American and Ryland. Its sister community, Estates at Woodcliffe Park, was built by Toll Brothers. There are 873 homes in these neighborhoods, including 64 townhomes.

Being near Richter Farm Road and Route 118 (Germantown Road) made commuting pretty easy, plus we loved being close to the Germantown Soccer Plex and Indoor Swim Center which also has a great playground and splash park there.

Other new home developments in Boyds include the 500 home Hurley Ridge (legal name Clarksburg Heights) and Summerfield Crossing on Old Baltimore Road, a small community of 250 homes built by Pulte.

The children in these two areas go to Clarksburg schools, while the Richter Farm Road areas go to Germantown schools, there are no public schools in Boyds.

There is an older section of Boyds with lovely Victorian homes and the MARC train station that suggest the Civil War era in which Boyds was founded. The historic landmark Boyds Negro School has been restored by the Boyds Historical Society and is open to the public. A little known fact – the world famous stuffed animal maker Boyds Bears actually did start in Boyds in an antique store.

Westleigh Neighborhood in North Potomac

Westleigh, located off Dufief Mill Road and straddling Darnestown Road, is a very desirable community situated near Muddy Branch Park just off the major commuting route of Route 28.  The homes in this neighborhood on the north side of Darnestown Road have Gaithersburg addresses, on the south side they have North Potomac addresses, but all are in zip code 20878.  You can see a sample of Westleigh homes in this video:

There are 681 single family homes in colonial and split level styles on ¼ to 1/3 of an acre lots, plus a dozen townhomes.  There is a wide size range on these homes, from 1,475 to 4,618 square feet on the upper levels.  Some homes were built in the middle to late 70s, others were built in the mid 80’s by NV Homes and Columbia Homes.  The HOA fee varies from $50 to $140 per year.  2009 to 2010 Westleigh home sales range from $460K to $670K for the single families to the low $300s for townhomes.

Rockville’s King Farm Workforce Housing

The Village at King Farm is the first community in Montgomery County to offer  affordable homeownership opportunities for people who work within Montgomery County.   King Farm is an award winning planned community in Rockville in Montgomery County. It is close to employment areas, transportation, shopping and entertainment centers, and is within the Montgomery County school district.  Each of the 49 units at The Village at King Farm is located in buildings where the first floors are retail businesses.

The purpose of the Work Force Housing (WFH) program, which became effective in December of 2006, is to promote the construction of housing intended to:

(1) allow households with incomes between 71% and 120% of the Washington DC area median income to have greater housing choices in the County;

(2) increase the availability of housing in the County for public employees and other workers whose income cannot support the high cost of housing near their workplace and who, as a result, are increasingly priced out of housing;

(3) assist County employers in reducing critical labor shortages of skilled and semi-skilled workers by providing housing that will be accessible to their workplace; and

(4) reduce traffic congestion by shortening commute distances for employees who work in the County.

The WFH Program compliments Montgomery County’s nationally recognized Moderately Priced Dwelling Unit (MPDU) program and other County programs designed to promote affordable housing.  Incomes of households served by the WFH program exceed those served by the MPDU program.

The WFH Program provides households an opportunity to purchase a home at a below-market sales price in exchange for certain controls on the property, including

  • restrictions on the price homeowners can charge when they resell the WFH Unit, and
  • restrictions on the amount of appreciation they will receive upon resale. In exchange for these controls, households are able to own a home in a desirable area of Montgomery County.

The sales prices for the WFH units are determined by the County and are calculated at a level that are intended to be affordable to households at the income levels served by the program. Because the sales prices are calculated at a level affordable to an “average” household, the actual sales price may or may not be affordable to your specific household; however, these sales prices are not negotiable.  Owners of WFH units are required to live in the unit as their primary residence.

Households interested in purchasing a WFH unit must first submit an application to The Village at King Farm Sales Office, along with certain supporting documentation.  The application is computer-based and can be filled out either online or with the sales representative.
